How The Right Marketing Is Important When Selling Your Home

Hans Brings, Vice President/Broker of Coldwell Banker Residential Brokerage in Waltham explains what you can do to help your house sell.

There's no doubt that selling a home is a process, and often, it can be a long and aggravating one. But it's important to know that it doesn't always have to be a stressful, hair-pulling process. Actually, YOU have the power to set the tone when it comes to selling your home. With the right marketing, you will be pleased to find smooth sailing ahead.

Living in the technology age, it is extremely easy to post listings anywhere and everywhere online. So, it is important to find a real estate agent who is willing to take the initiative to go above and beyond when it comes to marketing. It is crucial to recognize all spectrums, other than just the Internet.  While the Internet is no doubt the quickest and easiest form of media to engage with, many people still use newspapers, radio, TV, magazines and billboards to receive their information. An effective seller will utilize many media outlets when advertising a listing.

Taking the extra time to make the process personalized is another strategic tactic when selling a home. It is vital to go the extra mile to make the prospective buyer feel important. This can be done in ways as simple as discussing all the ways in which that potential buyer may utilize the space in the home during a showing. Engaging them beyond simply walking them around is a useful sales tool.

Direct mail is another one of the most effective forms of marketing, and old fashioned phone calls create a closer connection with potential buyers for the simple fact that hearing someone's voice is much more personal than reading an email. An effective realtor will be well networked and maintain close connections that they can leverage to serve you.

Lastly, it is important to consider the idea of open houses. They are a great way to grow interest and allow people to see the property with their own eyes, aside from pictures posted on advertisements. It is an opportunity for potential buyers to envision themselves living in the house on display. Today, in fact, there are a record number of people coming to open houses! Provide refreshments and a fun environment, and interest and offers will grow before your eyes!
