Massachusetts Second Highest Priced Housing Market, Watertown in Middle for Bay State

Watertown sits in the middle of the pack for housing prices in the state, but housing prices remain high nationally.

Watertown's housing prices may not be the top in the area, but Massachusetts has some of the highest prices in America.

In this year's edition of Coldwell Banker's national Home Listing Report released Thursday, Nov. 29, the typical four bedroom, two bath home in the Watertown is $502,838, which ranks the town the 51st most expensive in the Massachusetts.

The Bay State, however, ranks the second highest in the country, with an average listing price of $489,063 – behind only Hawaii's $742,551 but ahead of California's $431,625.

The study looked at 2,479 communities around the country. The average listing price for a 2 bedroom, 2 bath home in the US was $292,152.

Coldwell Banker HLR study provides a snapshot of the average listing price of four-bedroom, two-bathroom homes across the country. This year’s report analyzes more than 72,000 home listings in more than 2,500 U.S. markets, comparing the listing prices of similar homes in markets across the country from January 2012 to June 2012, according to Coldwell Banker.

In Massachusetts housing prices Weston leads the way, with a four bedroom, two bath home in Weston now selling on average for $1,105,692. That places the toney town as the U.S.'s 13th most costly single-family market.

Watertown sits among some of the more pricey communities in Massachusetts, with Belmont ranked 10th in the Bay State ($762,700 average price), Newton 11th ($761,738), Cambridge 13th ($726,557) and Boston 17th ($697,411). Even Waltham comes in slightly ahead of Watertown, with and average price of $519,490 ranking it 48th in the state.

Watertown sits between Shrewsbury, with an average price of $506,852, and Franklin, which has an average price of $499,658.

Nationally, the town's average price is in the same neighborhood as Deerfield, Ill.; Yardley, Pa.; Robbinsville, N.J.; East Greenwich, R.I.; and Golden, Colo. - all of which have average home prices in the $502,000 range.
